Coral Springs gas station proposes major expansion with larger convenience store and additional fuel pumps
Coral Springs, Florida – A longtime Coral Springs gas station could undergo a major transformation if city officials approve a proposal to expand the property with a larger convenience store, additional fuel pumps, and changes to the site’s current layout.
Sunshine Real Estate Holdings, the owner of the Chevron station located at 7801 W. Sample Road, recently submitted plans to redevelop the property at the intersection of Sample Road and Woodside Drive. The station has operated at the location since 1988, according to city documents.
The proposal calls for replacing the existing building with a new 2,688-square-foot convenience store and increasing the number of gas pumps from eight to twelve. The project would change the appearance and function of the corner property, which has been part of the Coral Springs landscape for decades.
The city’s Development Review Committee was scheduled to conduct the first staff-level review of the project. This step begins the approval process before the proposal can move forward to additional public hearings with the Planning and Zoning Board and the City Commission.
Under the current proposal, the redevelopment would remove the existing auto repair bays located on the property. The owner had previously considered adding a car wash to the project, but that part of the plan was removed after city staff expressed concerns.
Another major change involves access points around the property. The site currently has four driveways connecting to Sample Road and Woodside Drive. Developers are proposing to close two of those entrances, saying the change would create more space for landscaping and help reduce potential conflicts between vehicles entering and leaving the property near the traffic signal.
The developers are also requesting exceptions from certain city requirements in order to move ahead with the project. According to documents submitted to the city, the owners are pointing to a 1967 development plan that existed before current regulations were established, as well as the station’s long history at the location since 1988.
The property sits on approximately 0.94 acres, with 176 feet of frontage along Sample Road and 179 feet along Woodside Drive. Current city regulations require gas stations to be located on lots measuring at least one acre with 200 feet of frontage.
Despite being slightly smaller than current requirements, developers argue that the property has long served as a fuel station and that the proposed changes would improve the site’s design and operation.
The location is also surrounded by other commercial activity, and city documents note that the nearest competing gas station is located about one-third of a mile away.
If the project receives support during the initial review, it will continue through the city’s approval process. The Planning and Zoning Board and City Commission will eventually hold public hearings where residents can provide input before any final decision is made.
For now, the proposed redevelopment remains under review as city officials examine whether the larger convenience store, additional pumps, and redesigned layout meet local requirements while addressing concerns about traffic, safety, and neighborhood compatibility.
